Tips for Realtor’s: How to Prep Your Client for Home Staging in Oakville and Mississauga
October 8, 2020
Selling a house is a big endeavor and in recent years home staging has become more and more mainstream when selling real estate. I find that the homeowners most prepped on the subject of home staging are the ones who have the least difficulty adjusting to it. So how do you prep your client for home staging in Oakville? As a Realtor, you know that sticking a sign in the front yard and publishing a listing on the MLS isn’t enough to sell a home for top dollar. You know that selling a home takes great home staging, weeks of marketing, and well-executed open houses to sell a house.
With over a decade of professional home staging experience, I’ve worked with agents and counseled home-sellers, from all over GTA Ontario. Here are some tips I can offer when it comes to counseling your home-sellers on the process and importance of home staging in Oakville.
SHOW STAGED vs. UN-STAGED PROPERTIES:
The proof is in the pudding as I’d like to say. Let your clients see for themselves simply by showing them their competition. Show your clients what they are up against. Find a few professionally staged properties that are similar in price point and comps to their home for sale and some that are not staged and let them see the difference first hand.
In real estate a great FIRST IMPRESSION is critical, there simply are no second great impressions. In today’s hyper-technical world, 97% of home buyers begin their search online, and curb appeal is no longer just what you see in the front yard when doing a drive-by but rather the first image is seen when browsing realtor.ca or kijiji.ca. Within split seconds you can lose the sale of your house because a home buyer will decide if they like something with the click of a mouse.
Show BEFORE & AFTER Photos:
The power of the before and after photo. Nobody can resist a transformation we all love them for a reason. Showing your clients before and after pictures of properties that had been on the market before staging and how they positively affected the sale after the staging is beneficial and eyeopening. Keeping it visual will drive the point home and lets your client understand better what great home staging entails. It is worth noting that home staging in Oakville can make a difference in every property regardless of the price point, vacant or owner-occupied.
Help them see things objectively:
As outsiders, we (realtors and professional home stagers) can see a home objectively. That’s why I always suggest to the realtors I work with that they do a walk-through of the home with the home-seller to discuss potential problem areas before the home stager arrives. As the realtor, you have a deeper relationship with your client, and hearing what may need to be fixed from you first will allow the home-seller some time to adjust to the idea of those things before the home stager arrives to actively make the changes.
Emphasize the possibilities:
As a realtor, you already know that the average home sells in around 90 days however staged homes are proven to sell faster and for more money. But does your home-seller? Alpha and Omega best staging company in Brampton has staged homes that sell to the first person who walked through the door (it doesn’t get any faster than that!). I can’t tell you how many times we’ve encountered home-sellers weary about us revamping their home simply because they’re unaware of home staging’s benefits. You can help ease the home staging transition and build trust with your client by emphasizing the possibilities that home staging brings home-sellers.
If you Don’t have a professional home stager on your team? In order for a mutual and beneficial relationship between yourself and the home stager to work, you may want to spend some time researching for the right fit. There is a lot at stake including your brand so here are just a few questions you may want to ask beforehand.
:: Do you have a portfolio?
:: How long have you been in business?
:: Can you share several referrals or testimonials?
:: What is your training?
:: Do you work with owner-occupied homes for sale?
:: Do you specialize in vacant home staging and Do you own your inventory?
:: What are your results?
:: Are you covered by insurance?
:: What are your rates?
:: How soon can you stage a house?
:: How will you help market my listing?
:: What other services do you provide?
As a real estate agent, you know the importance of standing out. Competition is stiff and you need a way to build and maintain your image and reputation.
Ask yourself: Do you want to be an average agent or are you striving for excellence? The word “excellence” means to possess outstanding quality. Isn’t that what you want to promote to your clients? Do you want them to feel that you will take the best care of their home while on the market?
